Snow Consideration

  • The lower front entry snow diversion structure also protects the gas meter and is large enough to store a snow blower.
  • Two larger and taller snow diversion structures are located on the backside of the house. These structures limit snow encroachment onto the house in the respective locations and offer winter storage areas (fire wood).
  • Front and back upper level decks have removable lower sections of railing to facilitate “push” shoveling snow off decks.
  • There are front entry doors at both ground and split level. The lower front enters into a small mud room where the forced air furnace is located. An April Air Humidifier is attached above the furnace and into forced air system.
  • This home’s simple roof configuration sheds all snow to the sides of house and away from the garage door and all entries. Roof edges have a 3 ft metal trim to facilitate shedding of snow.

Garage

  • The garage ceiling is just under 12 feet high.
  • With a portion of the garage extending the entire depth of the house one could store a boat and a vehicle or maybe 3 vehicles.

Security

  • The house is wired with a Wi Fi boosted, battery backup, security system (California Security). The security system includes sensors for: window breakage, perimeter door opening, interior room motion detectors, smoke and high and low temperature extremes.

Structural Consideration and Insulation

The house roof is a ventilated scissor truss construction allowing a thick layer of insulation. It is not a hot roof with potential condensation and icing problems. Extra batt insulation was added above the center of the upper level ceiling. The crawl space exterior walls and ceiling are batt insulated. All interior walls and lower level ceilings contain batt insulations for sound dampening. Forced air ducks in crawl space are wrapped with additional insulation.  This house has no recessed lights (ceiling holes through both sheet rock [fire protection] and insulation [heat loss].
